Until 2004 Kings Village and it's shareholders were the victims of sponsors and management engaged in taking profits and not putting any moneyr back into the upkeep of the buildings. A new baord got rid of the attorney of the co-op, the managmeent company which was run by the then sponsors, and reduced the number of unshold shares held by the sponsor. Major capital improvements began because the mortgae was re-financed, the reserve was replsihed and the co-op was finally operating in the black.

The Kings Village complex was a great place to livefor a number of years. As soon as the complex became a cooperative, the Management focused on profits instead of serving the residents and over time. Kings Village residents pay a higher maintenance fee than most comparable Manhattan cooperatives, but the residents suffer from slow or poor service, especially under the present managing agent. The complex has been undergoing some badly needed upgrades, pointing, elevators, carpeting of hallways (poor quality carpets) painting of common areas and eletronic security. The onsite Manager is not the friendliest, most helpful person on site, and is rarely out to each building to asess the service levels, or even manage the staff, resulting in the lack of a service standard for the price. The apartments are great and spacious when compared to those in Manhattan and is still considered a good value in today's home market.

- Cons: High maintenance, poorly managed, poor staffing, part-time doormen
Buyers Beware

A friend of mine bought an apartment in one of the buildings, and she is really miserable. The management and most of the staff is totally unprofessional and even rude. The Coop Board members are stooges of the Management, instead of representing the shareholders' interests. Anyone who tries to speak the truth is immediately spurned. The Management is actually the "Masters" of the coplex, making money off off hard-working people like my friend.

- Cons: Unfriendly, unprofessional Management & Staff
